I bought this French Place 1bed/1bath duplex back in December 2008.  The place was a complete disaster area.  The siding was in shambles; the back yard was not usable at all.  Both sides had wall AC units of which both must have had 10 pounds of dirt inside of them.  The electrical panels were a major fire hazard.  I bought the duplex on Dec 15th, and my first tenant was scheduled to move in on Dec 30th(talk about pressure).  In just two short weeks, we were able to install new siding, new paint, new HVAC, install some new windows, and install all new electrical switches and outdoor panels.  After the new tenant moved in, we focused our attention on the decks and unit A which needed some badly needed repairs.  The shower was not usable(which we found out later).  Water drained from the interior shower floor straight to the exterior of the house!  We completed the project from start to finish in 6 weeks and only "blew" the budget by $14.  Because of the trendy French Place neighborhood, I had no problem renting both sides.  Enjoy the pics. Oh, and before you say something about the color choice, trust me, the colors match the neighborhood.
